Description

Mellor & Co was tasked with carrying out the plastering works at the Crowne Plaza Hotel in Birmingham, focusing primarily on overskimming the Artex ceilings in the bedrooms, hallways, and bathrooms. The Artex presented a thick stipple finish, which posed several challenges due to its asbestos content. Despite the complexity, our team was able to overcome these obstacles and deliver a smooth, professional finish, all while navigating the logistical challenges of working in a live hotel environment.

 

Challenges

Skimming Over Thick Stippled Artex Ceilings:
One of the most significant technical challenges on this project was the nature of the Artex ceilings. The thick stippled texture could not be scraped or broken down due to the asbestos present within the material. As a result, we had to carefully skim over the entire surface, preserving the integrity of the existing Artex while ensuring a smooth finish. This required a high level of precision and expertise, as the thick stippling made it difficult to achieve an even surface. Our team had to apply a thicker skim coat than usual, making it crucial to control the consistency and finish to avoid imperfections.

Logistical Constraints of a Live Hotel:
Working within an operational hotel added another layer of complexity to the project. To minimise disruption for hotel guests and staff, we adopted a phased approach, completing the plastering works one floor at a time. This allowed the hotel to only be without one floor at any given point, ensuring they could maintain business as usual on the remaining floors. Coordinating access to specific areas, managing material deliveries, and ensuring that we worked efficiently within these constraints required precise planning and constant communication with hotel management.
